basis of bearing

The reference north that every bearing in a description is measured from.

The stated north used by a description — grid north on a state plane zone, magnetic north on an old deed, or an assumed north from a prior survey. Two descriptions of the same land can disagree by a degree or more purely because their bases differ, so a description is rotated, not wrong.
